Good Art is not what it looks like, but what it does to us – Roy Adzak (Painter, Sculptor 1927-1987)

With house sales tumbling to a two year low and more and more properties on the market in every price bracket we need to find our unique USP (Unique Sales Point). How can we make our home more attractive than the others out there?

Home owners and estate agents are now looking for innovative marketing techniques to boost sales. It is now no longer enough to brew fresh coffee, place fresh flowers in every room, clean the windows. What they have found is that a work of art attracts a buyer far better than a fresh coat of paint.

From coast to coast, "staging" homes is quickly becoming the industry standard in a highly competitive real estate market, and more and more agents are hanging expensive works of art to glamorize a room.

Lifestyle is what we buy when we purchase a new home. Either consciously or sub-consciously, when we step into a home we either immediately feel comfortable or not and that pre-determines our thought process before we go any further.

When you walk into a room that has artwork, the space becomes more personalized. It instils a sort of passion, excitement in the mind. It has a very positive effect. It makes people feel good. If they feel good they say yes.

Most people need to see at least 10-20 homes before they are ready to make a commitment to buy. When they find "the one it’s because it felt good to them. It’s an instinctive feeling and the rest of it all just falls into place.

We have all heard how important it is to put money into kitchens and bathrooms, and yes, these are very important areas of a home, but the rest of the house has to feel the same way. More importantly you can still make your home feel and look great, even if you don’t want to make a major investment into your kitchen and bathrooms.

Investing in the furnishings and the things that surround you will pay you back over and over again. The best part is, and most people forget this, is you can take it all with you when you leave.

But remember, you don't want the potential buyer to be overwhelmed by the “art” to the point that they buy a painting instead of the house, as sometimes is the case!!!
